Overview
Welcome to the Golf Club Estates community! Our property owners association (POA) and architectural review board (ARB) are dedicated to preserving the beauty, character, and harmony of our mountain setting. Our guidelines ensure that all construction projects maintain the aesthetic appeal and environmental integrity of our neighborhood.
Guidelines for Construction
1. Approval Process: All new construction, exterior remodeling, or significant landscaping projects must be submitted for approval to the ARB before work begins. A landscape plan must also be submitted, including all materials and color palette. Please include detailed plans, materials lists, and any relevant environmental impact assessments. A fee of $150 will be invoiced to you upon submission.
***ARB oversees architectural review for Original Addition, First Addition as well as Second Addition.
2. Environmental Considerations: Construction must minimize disruption to the natural landscape. This includes preserving existing trees and vegetation, managing erosion and runoff, and adhering to local wildlife protection regulations. A pre-construction application must be submitted and approved prior to any clearing of trees or brush.
3. Minimum Square Footage: The minimum square footage for your home must be 1500 square feet of main floor living space. This does not include patios, walkways, garages, or non-conditioned spaces.
Continuity Between Homes
1. Harmonious Design: While individual creativity is encouraged, new homes and renovations should blend seamlessly with the surrounding properties. This includes matching rooflines, setbacks, and landscaping styles.
2. Color Palette: Homes should be painted or stained in natural, earthy tones that complement the mountain environment. Bright or neon colors are not permitted.
Styles and Materials
1. Architectural Styles: Preferred architectural styles include Mountain Modern, Rustic, and Craftsman. These styles emphasize natural materials, simple lines, and a strong connection to the outdoors.
2. Exterior Materials: Acceptable materials include wood, fiber cement siding with natural texture, stone, and approved metals, all that harmonize with the mountain setting.
3. Roofing: Roofs should be constructed from durable, fire-resistant materials such as metal, slate, or high-quality composite shingles.
4. Landscaping: Landscaping should use native plants and materials. A mix of hardscape and soft scape are recommended.
Additional Guidelines
1. Garages: Garages are strongly encouraged as lean-to’s are not allowed. Garages should complement the main structure in design and materials.
2. Above Ground Propane Tanks: Above ground propane tanks must be screened to maintain the aesthetic integrity of the community.
3. Driveways: All driveways are to be solid surface (pavement asphalt or chip seal) if you are in the second edition.
4. Maintaining Community Aesthetics:
• Homeowners are responsible for the regular maintenance of their properties to ensure they remain in good condition and in harmony with the community’s standards.
• Any fencing or walls must be constructed from materials that blend with the natural surroundings. Solid, high fences are discouraged in favor of open designs that do not obstruct views. No chain link fences are allowed.
• Outdoor lighting should be subtle and designed to minimize light pollution. Motion-activated and low-voltage lighting are recommended to enhance safety and aesthetics.

Approval Process
The process for submitting a construction application in your community, Golf Club Estates POA, involves two main steps:
Step 1: Preliminary Approval
1. Complete the Application for Preapproval: This includes providing the general idea, floor plan, and style of the home you are planning to build.
2. Submit Documents: Upload all necessary documents through your owners portal.
Step 2: Final Application
1. Prepare and Submit the Following Documents:
• Complete Construction Drawings: This must include a site plan with clearly noted setbacks.
• Samples of All Materials and Colors: A digital materials board is recommended for exterior materials.
• Landscape Plan: Include detailed plans for landscaping.
• Copper Copy of Bonner County Location Permit: Ensure this document is ready and submitted.
• Application Fee: A $150 fee will be invoiced, which you can pay directly through your owners portal.
2. Upload Documents: All required documents should be uploaded from your owners portal.
The ARB will review your application in a timely manner and ensure that all improvements conform and harmonize with the natural surroundings and existing structures within the community.
